At Mod Podz, we design and build small, intentional living spaces that support how people actually live — now and over time. Our work focuses on clarity, quality, and long-term usefulness, whether we’re building a primary home, an ADU, or a modular community concept.
We believe good building starts with listening, continues with disciplined execution, and ends with spaces that feel considered rather than overproduced.
Who We Are
Mod Podz is a hands-on design-build team bringing together construction, project management, and real estate experience. Our backgrounds span fine carpentry, operations leadership, and residential real estate, allowing us to stay closely involved from early planning through delivery.
We are licensed Maryland builders and MHIC-licensed contractors, and we are fully insured to perform residential construction work in the state. We’re experienced in navigating permitting, site constraints, and real-world build conditions, and we take responsibility seriously — for the work, the process, and the people who trust us to build for them.

We focus on small-scale projects where thoughtfulness matters more than volume. Our approach blends craftsmanship, practical design, and clear communication, so decisions are grounded and expectations stay aligned.
